Whichever methods you decide to employ to actually finding properties to buy, there are certain general things which you should look for in the property itself. Here are just some of the things that may help in narrowing down your choice of properties:
- Look for properties that you can improve either in terms of internal layout and arrangement of accommodation or by means of redecoration or refurbishment. This way you can add value to the property if you are aiming to sell on.
- Try and buy properties on large plots or that have outbuildings that could be converted. This adds extra versatility to a property and can make it stand out from the crowd. There could be an option to build other properties on the land.
- If you are buying a property in an area where there are lots of similar houses, choose properties that are differentiated in some way such as end of terraces, corner plots or properties that can be easily extended. Once again, this will give you the chance to add value to your property and for it to rise above the competition.
- Buy in areas where it is increasingly popular to live. Regeneration and other investment into the area are good indicators of things being ‘on the up’.
